Cancellation Policy
Due to our small size, cancellations affect us significantly. A last minute cancellation gives us little chance of filling the space, thus we must uphold a strict cancellation policy. For stays less then 1 week room charges apply if notice of cancellation is less than 48 hours prior to date of arrival and if room cannot be rebooked by us. For stays of 1 week or longer, we require 1 week notice to cancel, or room charges for 7 days apply.

Over the course of the last 25 years, Melanie and Andy McLennan have welcomed over 20,000 guests from around the world—and from the neighbourhood—through the doors of London House Bed and Breakfast.  They are easily the warmest, most accommodating people you will ever meet. 

Whether you’re in Guelph on business, for the arts, or visiting family or your student at the University, you’ll find London House Bed and Breakfast the next best place to home. You’ll sink into the comfort and quietness of this heritage home in one of Guelph’s most beautiful neighbourhoods. The smell of Melanie’s fresh baking and specially blended coffee will coax you out of bed in the morning. The attention to your personal needs—and to the fine details of decor and cleanliness will keep you coming back again and again.

Your Room

“Good sleeps” writes one happy guest. It’s no wonder. Special order mattresses, premium pillows, fine linens and calming decor combine with personal amenities (slippers, robes and valet baskets) to create a relaxing ambiance in all of our seven rooms. We often hear comments about how safe and cozy people feel staying with us. Come and find out for yourself!

A courtesy beverage cart is available to guests in our dining room throughout the day, and laundry and ironing facilities are available. Need anything else? Just ask.

Your room is cleaned with environmentally and ecologically-friendly cleaning products. Our no smoking and no pets policies make London House an allergy-friendly place to stay. We do love children though—you’ll find us well equipped to make your young ones feel at home too.

Your Breakfast

"A journey back in time to wonderfully natural food," says another satisfied guest. Melanie loves to cook and pours her prodigious creative energies into every breakfast feast

Here’s what you can expect to wake up to every morning of your stay: homemade jams, freshly baked muffins and breads, seasonal fruit salads, specially-blended fair trade coffee, along with a breakfast entree drawn from Melanie’s vast repertoire and made with the freshest, purest local ingredients available.

You can stay at London House for over a year and not have the same delicious breakfast twice (unless, of course, you develop an addiction to her breakfast apple pie). Special dietary needs? Not a problem.

Your Hosts

Custodians of a gracious and vanishing lifestyle, Melanie and Andy have honed the fine art of making you feel comfortable to perfection over the course of 20 years. London House is the longest established B&B in Guelph.

Melanie and Andy moved to Guelph in 1976 from the Muskoka area of central Ontario, bringing a northern sense of hospitality and hard work along with them. They purchased a rather forlorn 80 London Road in 1985 and immediately began to convert it from a tired, neglected rooming house to the beautiful icon of the past that it is today.

Andy runs his own business as a cartographer, and together they raised their five children in this home.  

Your Home

The house itself is a Victorian century home designated for its architectural and historic uniqueness.  John G. Sully of the Raymond Manufacturing Company built this Queen Anne Revival style home in 1893. One of the things he made was sewing machines and if you look at the staircase right inside the entrance, you’ll see that it is made up of spindles from the sewing machine cases of the day.

The rooms are of generous proportions with 10 foot ceilings and original oak floors. You’ll enjoy the many stained and leaded glass windows, and marvel at the magnificent woodwork. 

This is also a home that loves music. You’ll find a baby grand piano in the sitting room which you are more than welcome to play.

Your Portal

London House is your portal to the wonders of a tree-lined neighbourhood, the city of Guelph and southern Ontario. Whether you want to relax with a walk around the park, take in a flick at the repertory cinema, eat at one of many fine local cafes, attend one of Guelph’s many arts and music festivals or just visit with your family—it’s all at your fingertips from this central location.

Guelph is centrally located to many of South-western Ontario’s most interesting destinations. Within a 30 minute drive you will discover Elora, Fergus, Eden Mills, Rockwood, Kitchener-Waterloo, Elmira and St. Jacobs. Less than a one hour drive brings you to the Royal Botannical Gardens, Hamilton, Toronto, Stratford, and African Lion Safari. Niagara Falls, Niagara-on-the-Lake, the Wine Route, Lake Huron beaches are all easy day trips.

Fireside Suite, Queen, single (optional)
Situated on the main floor in the grand old parlour, the Fireside Suite has sumptuous four poster queen bed, ten foot ceilings, beautiful woodwork, oak floors, Oriental rug and a four piece ensuite bath/dressing room. Snuggle up in front of the working fireplace and watch the flames reflected in the original cast iron fireback. Reading a book from our guest library or catch up on emails using our wireless internet. Elegantly spacious with a view looking out onto Exhibition Park, this comfy room is a retreat unto itself for the weary executive, or a couple seeking a romantic weekend. A second bed (single) can be added to accommodate twin occupancy or a third person. Extended stay rates are available. The HST (Harmonized Sales Tax) of 13% will be added to the above prices.

Trade Wind's Suite, Queen
The Trade Winds is named for the wonderful breezes that flow through the stately bay window that opens this room to a view of the park and the grand houses of Park Avenue. Themed to the era of pampered Victorian travel, this sunlit room has airy ten foot ceilings, ornate oak woodwork, oak floors and a vintage art deco four-piece bath. Our custom mattress, percale sheets, duvet and hand-made quilts entice the travel weary into a deep sleep in the queen size bed. Extended stay rates are available. The HST (Harmonized Sales Tax) of 13% will be added to the above prices.

Master's Suite, Queen
The Master's Suite with its detailed oak woodwork and floors, ten foot ceilings and stained glass windows are stunning by themselves. Add a walkout private balcony overlooking Exhibition Park, a three-piece ensuite bath with a large walk-in tiled shower, Oriental rug and oak sleigh bed dressed in delicious percale sheets and fluffy duvet. You may never want to leave. For a writer's retreat, couple's hide-away or just a place to spoil yourself, this is it. Extended stay rates are available. The HST (Harmonized Sales Tax) of 13% will be added to the above prices.

Leeside Room, Queen
Tucked away on the leeward side of the second floor, the Leeside room is a quiet tranquil retreat. Soft white sheers drape the three large oak-trimmed windows. Handcrafted oak floors and woodwork frame the queen sized bed dressed with a fluffy duvet and percale sheeting that waits to enfold you. The bright and elegant private bath is a few steps along the hall, and offers a cast iron tub with shower for a luxurious soak, antique pedestal sink and a view of the garden. Extended stay rates are available. The HST (Harmonized Sales Tax) of 13% will be added to the above prices.

French Maids' Room, Double
The French-themed Maid's Room is one of three rooms on our third floor that were the original servants' quarters. This well appointed room has a comfy double bed and shares a four-piece bathroom with the two other rooms. This room is ideal for longer term stays or family groups. There is a fully equipped kitchen and a laundry room available to the patrons of these rooms. All three rooms are air conditioned. Extended stay rates are available. The HST (Harmonized Sales Tax) of 13% will be added to the above prices.

English Maid's Room, Double
The English-themed Maid's Room is one of three rooms on our third floor that were the original servants' quarters.
